Framing Contractor Lead Generation in Ontario: A Practical Guide
Published October 14, 2026 · Practical marketing guidance for trade businesses

Framing is different from most residential trades because the best customers are often not homeowners. New home builders, custom builders, general contractors and renovators hire framing crews again and again, and they choose based on reliability, safety and inspection results. For framers, lead generation is mostly about being the crew builders remember.
Homeowner leads still matter: additions, basement framing, garages, garden suites and structural changes. These jobs need more explanation and coordination, but they pay well and give you work between builder contracts.
How Ontario homeowners find framing contractors
Builder and contractor leads come from referrals, bid invitations, supplier recommendations and relationships. Online, they look for proof of capacity, insurance, WSIB coverage and examples. Homeowners search for “house addition”, “basement framing”, “framing contractor”, “garage framing”, “second-storey addition” and “garden suite builder”.
Lumber yards and truss suppliers often know which crews are reliable. Being known at your supplier can bring more work than ads.
The searches that usually turn into framing work fall into a few groups:
- Production framing for builders
- Custom home framing
- Additions and second-storey additions
- Basement framing for renovations
- Garages, garden suites and outbuildings
- Structural repairs and wall removals
Seasonality: planning framing marketing around the Ontario calendar
Builders frame year-round, but weather affects pace and safety. Homeowner additions and garages are mostly built from spring to fall, with design and permits in winter. Basement framing runs all year. Plan marketing to builders around their project starts and to homeowners in winter for spring builds.
Local SEO and your Google Business Profile
For most framing contractors, the Google Business Profile is the single most important local marketing asset. Google says local results are based mainly on relevance, distance and prominence, and that complete, accurate information and reviews help (Google: Tips to improve your local ranking). There is no way to pay for a better organic local ranking.
Choose a framing contractor or general contractor category. Post photos of framing stages and finished structures. Read Google: Guidelines for representing your business on Google before you change your business name, address or categories; keyword-stuffed names and fake addresses can get a profile suspended.
A few habits make a real difference over time:
- Keep your name, phone number and service area identical on your website, profile and directory listings.
- Post real photos of your crews and finished framing projects regularly.
- Answer the questions homeowners ask most on your website in plain language, and keep your profile description and services current.
- Build a service page for each main framing service and a page for each core town you serve, with genuinely local details rather than copied text.
If you want to buy visibility on top of your organic presence, Google Local Services Ads (Canada) shows ads with a pay-per-lead model for eligible home-service categories. Check eligibility and verification requirements for your trade before you count on it.
Framing job types and lead-quality signals
Builder leads: ask project type, number of units, drawings, schedule and payment terms. Homeowner leads: ask whether there are stamped drawings, whether a permit has been applied for, who the general contractor is and the timeline. A homeowner without drawings needs a designer first; refer them and stay in touch.
A review strategy that follows the rules
Ask builders and contractors for written testimonials. They carry more weight with other builders than star ratings. Google encourages businesses to ask customers for reviews and offers a shareable review link (Google: Tips to get more reviews).
What you must not do is just as important. Google Maps policy prohibits offering incentives such as discounts or free services in exchange for reviews, posting reviews for your own business, and selectively asking only happy customers (Google Maps: Prohibited & restricted content). Ask every customer the same way, reply to every review, and answer negative reviews calmly with the facts and an offer to make it right. Future customers read your replies as closely as the reviews themselves.
If you follow up by email or text, remember that commercial electronic messages in Canada are covered by Canada’s Anti-Spam Legislation (CASL). A review request after a job is usually fine, but newsletters and promotions need the right consent.
Pricing, lead cost and lead quality for framing contractors
Builder work is lower margin and higher volume; homeowner work is higher margin and lower volume. Track both separately.
Payment terms and holdbacks matter as much as price on builder work. Factor them into your lead value.
Log every framing lead with its source, job type, town and outcome. After a few months your own cost per booked job by source will tell you more than any ad platform estimate.
Licensing, permits and rules to mention in your framing marketing
Framing is governed by Part 9 of the O. Reg. 163/24, Building Code (e-Laws) for most houses, and most framing projects need a municipal building permit with framing inspections; see Ontario’s guide to building permits. Skilled Trades Ontario lists General Carpenter (403A) as non-compulsory (Skilled Trades Ontario: General Carpenter (403A)).
Framing is high-risk work: O. Reg. 213/91, Construction Projects (e-Laws) covers fall protection and other hazards, and workers using fall protection need approved training (Ontario: Training for working at heights). WSIB coverage is required for most construction businesses, including many independent operators; see WSIB: Expanded compulsory coverage in construction and WSIB: Independent operators in construction. New home builders must be licensed by the Home Construction Regulatory Authority (HCRA) and enrolled with Tarion. The Ontario Home Builders’ Association offers industry resources.
This is a starting point, not legal advice; confirm details with the regulator or your municipal building department.
